Reserving a home off-plan can be difficult. Trying to imagine what your potential home will look like when constructed is not easy and many purchasers are put off reserving at an early stage for this reason, only to regret the decision later when they see it finished but it has been sold to someone else.
If you make an enquiry to an estate agent acting for us where we do not have an on site sales presence we will always be happy to meet with you to discuss any questions/reservations you may have.
If you proceed to make an off-plan reservation we will require a non-refundable deposit of £1,000 which guarantees the property will not be marketed to anyone else. This amount will be deducted from the purchase price on completion.
Once a reservation has been made we are always happy for you to keep in contact with us directly with regard to progress, information on specification or to answer any enquiries you may have.
It is always possible to incorporate changes and/or extras and the earlier these are discussed with us the cheaper this will be.
Purchasing when built
Once constructed our developments will have either an on-site sales presence or a local Estate Agent appointed to handle sales and enquiries. Most of our sites will have a show property for viewing.
Again we are always happy to discuss a potential purchase directly or answer any questions the Agent feels he/she cannot answer fully enough.
At reservation our acting Estate Agents will enquire as to your ability to proceed before we accept a non-refundable deposit of £1,000 which will remove the property from our marketing programme.
Process to exchange of contracts
Our acting Agent will draw up a reservation form for signature by yourselves which they will forward to ourselves and your acting Solicitor. If you have any problems with finding a Solicitor please contact us and we will be more than happy to introduce you to a reputable local firm.
Your Solicitor will now proceed with the conveyancing of the property and will maintain contact with you, our Solicitor, and your Mortgage company or broker. The Estate Agent will maintain contact with all parties to help answer any enquires or to iron out any issues that may arise during this process.
Exchange of contracts
Once your Solicitor is satisfied that everyone is ready to proceed he/she will exchange contracts on your behalf on receipt of the required deposit and a completion date will be fixed after consultation with ourselves as to a suitable handover date.
If purchasing off-plan we will give you a notice period (usually 10 working days) as to when the property is ready for occupation.
Pre-Handover
Just before completion we will contact you with regard to having a pre-handover inspection. We will meet you at the property and ask you to sign a satisfaction form. We operate a rigorous internal snagging procedure but any items which come to light at this inspection will be recorded on the form and we will attend to them as soon as possible.
Completion
On the day of completion we will release the keys to you on receipt of the monies by our Solicitors. They are usually held by the Estate Agent acting for us but alternative arrangements can be made if required. You will also receive from us a Handover Folio containing all the relevant information you need for your Home and we recommend this is kept safely for future use.
We will also ensure final accounts from the relevant utility companies and local authority departments are sent to us and will notify them of the change of ownership and provide your details if you instruct us to.
Defects
For a period of 2 years after you move, under the terms of the Warranty we have supplied with the home, we are liable for any defects that may occur. This is not to be confused with snagging items which we will have agreed with yourself at the pre-handover meeting. Full details of the Warranty will be handed to you by your Solicitor at Completion however, we will conduct a defects inspection of your Home after 1 year. This will usually pick up any items that have become apparent. For the second year we will attend by prior arrangement with yourself if anything needs to be inspected.
We will of course attend any property in the interim where there is an issue which could affect your day to day living. ie a leak.
